You're also not looking at a finished project. TAWA Gateway has been under some form of construction since August 2023, and the property's developer announced in late June that "phase one" was complete. That sentence is true in a lease-agreement sense and misleading in a parking-lot sense, because several of the businesses named in that same June announcement hadn't opened their doors yet. A couple still haven't.

That gap between what's been announced and what's actually open is the whole story here. If you live near the plaza and plan your week around what's actually cooking rather than what a press release promises, here's where things stand as of this month.

A rebrand that's taken three years so far

TAWA Gateway used to be Focus Plaza, and the name change wasn't cosmetic. In May 2023, the property's owner and operator, Sunny Skies Terrace, announced a full repositioning of the 12-acre site at Valley and Del Mar, framing it as a nod to 99 Ranch Market, the grocery anchor that's held that spot since 1990. Construction on the first phase started that August, and the developer was upfront that businesses would stay open the whole time. That's why the lot has felt like a slow-motion renovation rather than a demolition and rebuild. You could still buy groceries the entire time crews were reworking the rest of the property.

Nearly three years later, the developer's June 30, 2026 announcement called that first phase complete and put the number of new tenants coming online through early 2027 at fourteen. Read closely, though, and the announcement is really a schedule, not a ribbon cutting. Several of those businesses had already opened months earlier. Others were dated for July, September, January, and March, all after the "complete" headline. A second wave of tenant announcements is planned for this fall, which tells you the property itself doesn't consider this finished either.

What you can actually walk into today

Of the tenants publicly named so far, nine are already open for business. Here's the honest split:

A few of these are worth slowing down on. Guiji Tea marked its first U.S. location when it opened in February. The Best Shop, a Canadian household goods retailer with sixteen stores across Canada, chose TAWA Gateway for its first U.S. store when it opened its doors on June 27. Bingz Crispy Burger, a Chinese-style sandwich chain popular in Canada, picked San Gabriel for one of its first U.S. locations in July. That's three separate brands treating this specific intersection as their entry point into the American market, which says something about who Sunny Skies Terrace thinks is watching this corner of Valley Boulevard.

Bafang Dumpling arrived with the weight of more than 1,100 existing locations across Taiwan, Hong Kong, and China behind it. Happy Lamb brought its Mongolian-style hot pot format, already running in more than 100 locations internationally, to the plaza in July. And Show Hot Pot, which opened this month, is built around Chinese malatang rather than the traditional shared-pot format, so if you've had your fill of the usual hot pot night out, that's a different enough experience to be worth trying.

What's still just an announcement

Four tenants named in the June release haven't opened as of this writing. Golf Envy, a 24-7 indoor golf simulator concept, is dated for September. Kawaii Klaws, a claw machine arcade franchise, isn't expected until January 2027. Com tâm Sà Bì Chuông, opening a second location here for its broken rice dishes, and Soul Escape Room, expanding from its original Flushing, New York location, are both dated for March 2027.

None of that is a knock on the plaza. It's just useful to know before you drive over expecting to see all fourteen names lit up. The developer's own language treats "phase one" as a completed leasing milestone, not a completed construction project, and residents planning an evening out should read the calendar the same way.

Why this corner keeps drawing first-to-market brands

The traffic numbers help explain the appeal. The intersection of Del Mar Avenue and Valley Boulevard, sitting just off the I-10, sees more than 130,000 cars pass through it daily, and the property itself draws close to 3 million visitors a year. For a chain deciding where to plant its first American flag, that's a hard number to ignore, especially paired with a shopper base that's already loyal to 99 Ranch and comfortable with the cuisines these new tenants are betting on.

That loyalty didn't happen overnight. Ninety Nine Ranch Market has anchored this specific property since 1990, which means the grocery store predates the rebrand, the construction, and most of the businesses now opening around it by more than three decades. The new tenants are betting on foot traffic that a single grocery anchor built over 36 years, not traffic TAWA Gateway is generating on its own yet.

What this means for your next trip over

If you're deciding whether to swing by this week, the nine open businesses are real and ready. Bafang Dumpling and Happy Lamb are established formats with track records elsewhere, so you know roughly what you're getting. Guiji Tea and The Best Shop are worth the visit precisely because San Gabriel got them before most of the country will. And if you're the type who checks a place out the week it opens, Show Hot Pot just became your newest option this month.

If you were hoping to squeeze in eighteen holes at Golf Envy or drop your kid off at the claw machines, you've got a wait ahead of you. The plaza will keep filling in through next spring, and a second round of tenant names is coming this fall. Worth checking back rather than assuming this list is final.
